The bay looks crowded, if were going that far from home I don't want crowds UGH!
Local traffic is actually a good thing when you live a ways away keeps on eye on your camp
We have private docs and actually own the main landing based on survey but let others use it and park there
You won’t find a property like this anywhere on this end or possibly anywhere on the lake
Building possibly but not the cleared land with a main roadway
You would have to see it to really appreciate it

I just meant in my "Ideal" picture of a camp, I would not want neighbors that close.
I'm sure most people would and if I could convince my wife to buy a cabin that far away she would probably prefer it as well LOL!

@crackers42, is that a "going/reasonable/to be expected" price for such a property? I have it as $216k CAD or $165k USD. I don't know anything about remote Canadian camps pricing.

Yes USD is fine just depends on the exchange rate you are using
Lots on Kipawa with a 1/4 of the property are going for 50 to 200 depends where you are on the lake
Property was built by heavy machinery and what one would say “built to lastâ€

This place is assessed at $129k but asking $215k.
Once it's flipped hands; I can almost guarantee you that the taxes will double if not triple.

Hmmm. I'm not saying it's not worth $215K CAD, but it does seem a bit steep for such a remote property. I know a cabin not far from there that was for sale at $120K CAD. So, my questions (for now) are these:
Lima...where did you get the $129K assessment value?
Crackers...is the land its on owned (transfers in whole at sale) or leased?
What would be an estimate of ancillary costs / year on the property? (if paying cash for it, no mortgage to service)

The add doesn't address whether it's leased land or own outright. That area...you never know?

I can tell you if we didn't have some major house reno's in the last few years (2 Roofs, Garage, new Driveway, Porch & Fence!!!) We probably would have jumped on it!
The land is owned has been since late 70’s
The property you are referring to that sold was leased and went for that price so what does that tell you
Annual costs about 2,000 that includes all the propane
And taxes will not triple you are referring to the other end of the lake where there are garage and bus services
I can appreciate ones suggestion around price but you need to know the area
Go up around red pine, jawbone, Laniep and compare

I wasn’t referring to any particular property.
I do know that when all the squatter lots got sold at Red Pine, shortly after the last assessment (2015) the taxes went up a lot. Ask Bob Desrochers, the Jemmets....maybe even Puckster can address his taxes.
And I do know the area as I have a leased lot on Hunter.....and my taxes are way above what this place is being taxed.
Anyone looking to buy in this area must look very closely at the paperwork, be sure you're getting what you think you're getting in terms of rights to the property.
Some are owned, some are leased and some odd balls are in a limbo state where there is technically no rights to use the land because of the moratorium.
To the best of my knowledge, these odd balls have not been solved yet (anyone is free to correct me on that).
If in doubt, contact the local municipality with the roll number for the cottage.
My guess is if crackers says the land is owned, than it likely is as he's local to and knows the area first hand. Seeing it listed by a real estate agent also gives it some cred (It's also on Kijiji).
That section of the lake does, however, have some odd ball situations that even the local municipality doesn't know how to handle so be diligent when checking on the details.
I say this with first hand experience......
In terms of what it's worth, basically whatever anyone is willing to pay for it, Crackers is correct that this is a rare sell for this section of the lake.

As fort wiser indicates one can call the roll number in and find out lot lines for themselves
I doubt one would find a comparable property would n kipawa that you can drive to at that
