Found the 'old' link listing the lots that are for sale over on McLachlin and near Red Pine, but it's now a 404 - - Not Found.

Anyone know where I get more info on these lots via web? Yeah...I know...we'll talk to Len when we're up in May enjoying some of those frothy, creamy, delicious amber-colored beverages at the Temrose, but until then I'd like to dig around a bit.

Thanks.

Come see me at camp T-Bone this spring I can give you a good run down of what's happening. Lots of lots for sale on the south side of the bay averaging about 75k completely wooded lots. North side totally sold out now plus a few lots on the east side of the bridge over the chutes. No lots sold on the south side so you can pick and choose, some with great views looking north up MacLauglin lake.

Hi Puckster,

"No lots sold on the south side". Are there negative issues (e.g. rugged water access, springtime flooding, uneven terrain, etc) with the lots for sale on the south side - consequently no lots sold. If so, can you provide some perspective please.

Sure thing, Jay. The north side was populated first some 15 yrs ago. About 7 yrs ago when I bought my lot Len only showed my available lots on the north side as it was already set up. People living there already. Road in good shape all lots surveyed etc. I had my choice of about 7 lots when I chose mine. I don't think the south side was totally surveyed yet nor the road completed at that time. So it was prob easier to sell  one side then concentrate on the other when all lots were sold. All lots on the south side are now road access however due to lack of use it's not in great shape. That will change when folk start moving in and improving that set of lots. There's nothing wrong with that side as the lots are all high and dry about 3 acres each with minimum 180 feet waterfront, some more depending on the shape of the lots. The one at the tip of the point is the most expensive and the biggest lot. Asking 250k for that one prob 5 acres, maybe they're looking to attract a resort. I hope not. Honestly if I had the bread I'd buy most of the western lots and keep them green just to preserve the view I have a natural unspoiled waterline. However it is what it is. Check them out well worth the investment even if you only put a trailer on the lot for about 100k you have a spot in paradise. I just hope it stays that way. The lots are completely off grid with the closest hydro pole some 30km down Maniwaki. I like it just the way it is.

Thanks very much Puckster for providing that information. Can't blame you one bit for hoping to keep it pristine.

Thanks Puck...was looking for that map of the layout...and it's what I needed to know. That area will be a little town of it's own someday, albeit part-time residents in most cases. All of those lots filled-up with private camps is a load of people and really not the experience I would want to...experience. Probably a good idea to have some neighbors way out in the bush like that though.

Still good info to have. Given the right price and situation I guess it could work. And who knows? Maybe Len will sell me in May..  :D

Just my opinion but at that asking price they will stay unsold.

They are not exactly selling like hot cakes however compared to Ontario they are a huge bargain. That's why I'm there.Tamagmi water access lots were over 200k. Everywhere I looked in Ontario there were no decent drive to lots for less then 200k. I searched everywhere including North of Sudbury. Some nice Georgian Bay lots near Kilarney were around 150k But water access which I wanted no part of. So relative to Ontario lots for 65 to 75 is a bargain. Being completely wooded you'll spend some 10 to 15k to cut a driveway in and clear an acre close to shore. Even at that there are few lots for sale on Kipawa. Totally up to the individual if it's worth it or not. I'll leave it at that you guys decide if it's worth it or not. I'm some 45 minutes from temis.

Hey T-Bone, have you considered approaching Miwapanee Lodge to see if they'd be willing to sell their outpost camp in Dead Bear Bay? I don't know if they own or lease that land but for me it would be the perfect place to have a camp. I really prefer the hub area myself as you have any direction you want to travel available.
Cheers

Not sure if it's for sale; the one they have on Grindstone is for sale, but I wouldn't want that cabin. And to be honest, the one in DBB is really more than I'm looking for. It's a nice cabin and GREAT location (stayed in it 2014 or so), but way bigger than I'd want or need.

Now...that little one on Sunnyside Depot...that's what I really want...  ;)

Wouldn't you need room for guests?  ??? 8)  ;) Just sayin'

40k in 2012 was a good price but there's no way inflation in 7 years should boost them to 70k.

I agree Luc, It's just corp greed. I paid 41k for mine. Commonwealth had this land since the late 1800's. I wonder what they paid for it. It was used as a stables area for their quarter horses. I even found a couple of rusty horseshoes when I dug the foundation for the camp.
