Kipawa Land Distribution Map

Hey folks.

For those looking at buying land in Kipawa or for just those curious I have attached a map of kipawa.
The date is 2013 so it is not too old.
It shows which lots are leased vs owned etc.

Sorry occupancy without permit or title would be classified as squatters.

Most are located around the grindstone area.

I agree..many yellow dots missing.
Perhaps as this was from 2013.

Hope it helps members as they are looking at properties in the area.

I have heard rumours for years that they would be doing something about the squatters...but havent seen anything done yet.

I didnt realize the Lindros camp was on owned land.

According to the MRC du Temiscaming, the 2013 moratorium on new land grants (lease or title) is the hold up on correcting some of "occupied without permit" situation.
There are a number of all out squatter situations and a number that are in limbo (pay taxes but are not in legal possession of a proper lease document).
From what we heard the last estimated number of those two totaled somewhere near 100 dwellings, but don't quote me on that.

I believe that all a FN person has to do is let the Band Office know where they want to build and there's really nothing the MRC can do about it.
That build can only be transferred to another card carrying Native.

Yeah I can't say I know the rules in terms of what FN can and can't do......and a lot of the situations may fall under those rules.

I believe since the area falls under their traditional hunting grounds they can tag an area. I think they are supposed to post their band number clearly visible much the same as on the leased lots. Our leased lot has the lease number on the front door. Tagged lands cannot be sold out side the band, however they can pass it down to a family member to carry on their tradition. I am aware of a few places around grindstone area that are squatters and not from the local band. This is because while searching for a spot i had asked some to verify if i was even legally able to purchase from them...every one came back saying no.

Yes there are a few around the lake (particularly Grindstone) that don't fall under FN rights but show up on the map as "without permit" or just don't even show on the map.
We got ourselves caught in one of these fiascos, it took a lot of work and nearly a year to get our deposit back. Our bad for not checking further on background information, upon initial correspondence all things seemed on the up and up and we were dealing with someone we knew. Live and learn, I'm glad you did enough due diligence up front to avoid, I wouldn't wish the aggravation / stress on anyone.
In our case is seems even the MRC du Temiscaming doesn't have a good solution for these cases as it's wrapped up with the MRN.....

Aw crap...sorry to hear that. There were a couple places we looked at that just seemed too good to be true. After speaking to a couple of them i felt like they didnt realize they couldnt sell to us. And we almost fell into the same mess...hope everything ends up working out for you. That was one of the reasons i wanted to post this map...even if its a bit old...

We're long sorted out now......it's great you posted this actually for this very reason.
I probably should have posted something similar after we got through our mess to warn others but, to be honest, I was so tired of the topic and gave up even thinking about it.
In our case the seller was under the impression he could sell because he had a tax bill from the MRC du Temiscaming, at least that was what was portrayed to us upon initial inquiry.
However, AFTER we had given a deposit we were notified by the MRC du Temiscaming that even though they could transfer the tax bill to us, there was still no rights to use the land as it was occupied without permit (it doesn't even show up as a dot on the map, the map we found long after we gave the deposit) and the MRN could ask us to vacate the land at any given moment. Long story short, the court awarded us the deposit and legal costs back because we were not made aware of the lack of a permit from the start. To this day we don't know if the seller truly didn't know what he did and did not have rights to do with the building or was just trying to throw one past us, nor do I care at this point.

Wow Brent... that is amazing... I had no idea.  Great cautionary words for anyone considering purchasing land.

Just a slightly off topic note here. All lots on my side of the bay are now sold out. Opposite side is half sold. Anybody thinking of a lot start looking. There won't be anymore available ever, just sayin...
