Retirement Plan?

Saw a camp on Lac Sasseginaga for sale at $450K...Lac Sasseginaga Outposts...owned by the Mullens. I don't believe it's the same owners as Lac Ogascanan Lodge, but maybe related.

Interesting that I've never heard it mentioned on the board before....only Bush Country Camp up there. Maybe that's part of the reason they're selling it...not enough guest velocity.

Hmmm...I wonder if my wife would notice if I took out a little loan and commenced a retirement plan...  :o

That is Wally Mullens, Brad's uncle I think. Or at least they refer to him as "Uncle Wally." If we were younger, we (or at least I speak for this half of the John and Nancy duo :) ) would be with you on the partnership, but just won't happen at this time in our lives. I believe Sass Outposts is on the main land where Bush Country is an island on the northern end of the lake.

I would really love to have the one outpost cabin. However, I doubt if the Quebec authorities would allow a split up/sell off and not in a position to go halvers with you T-Bone.

Hi Todd:

Last time I drove the road to get to Sasseginaga/Ogascanan, I drove to Lac Kikwissi in Sep 2012, just across the road from Lac Sasseginaga. The road was in terrible shape (rough ride). John and Nancy were over that road recently and maybe they could provide info on the road's condition this year. The guys in my group (all over 70 years of age) said they would not return to any of the lakes in that area unless the road was improved. Another caveat is that Lac Sasseginaga is in ZEC Kipawa (subject to ZEC rules and fee changes). Two of the fellows I went to Lac Hebert with have a similar retirement plan. They're trying to buy an outfitter business in the Chibougamau area.

Nancy is correct, Lake Sass Outposts is owned by uncle "Unc" Wally Mullens. 
He seems like a nice guy by the way.

I drove the roads all the way to BCC earlier this year (and every year for a while now).  It is bumpy, but worth the drive.  The worst section for me is always the Red Pine Chute between the Manawaki Rd and Bearne Rd.  The pit run along there sure lets you know where your rattles are in the truck. Once you get past that, you kinda find a rhythm for working your way along.  It is always a nice part of the trip for me, but then I like driving.  having a full size pickup with 4x4 also makes the ride easier.  I have seen some smaller SUV's and cars in there over the years and they never look like they are having fun.  You will get your car to the landing, but you may not get it out again... :P

hmm... I'd vote for less offroading and find a way to buy one of the new remax clearings near the hodge podge lodge and red pine chutes area and @puckster_guy ... never been to lake sass but have traveled that road the past 4 years. it's doable, patience is required for sure, and it's gotten better ever year since 2011... this past year it was the best yet only taking 3.25 hours to get out from Lake O Lodge (past Lake Sass access) trailering Liberty Call with the 4runner to Temiscaming... that being said the road between temiscaming and red pine chutes area is darn near pavement (logging slight washboarded....)

my $.02, seems like a steep price to not have exclusive access to the lake (there are other outfitters on lake sass)... for a lot less you can get a property on lake kipawa or other lake with dock access if this is your retirement plan. Remax has signs all over the place near hodge podge for waterfront properties... I'd look there and get the land then ask puckster guy who he hired to build his cabin... likely would come out cheaper than 450 with less maintenance... for me, running an outfitter sounds like a nice idea but really it's a TOOOOOOOOOON of work we all take for granted to run a tight ship operation... it'd hardly be considered retirement in my eyes... When I retire, it's gonna be to not work or answer to anyone, especially customers... that's just me.

Another brainstorming idea is to buy land, build yourself a nice lodge cabin like puckster guy, then rent your land and water access to campers for the week... promise nothing water except access from you private land for a small weekly fee and enjoy your retirement, in essence, run a campground for fisherman. just an idea....

Some numbers for you....I paid almost 50k for the lot, 10k to put in a drivewayanother ten for the trailer. Add approx. 75k to build a modest place and your home. About 26 new lots were just opened up asking 65k for each plus the above expenses. Not a bad deal for a peice of paradise with awesome fishing as good as anywhere in the area. You can rent it put when your not there and it will help with the expenses and property taxes etc.....Joe

We actually thought the road was in pretty good shape this year. I think I can only remember seeing it better once in the 13 years we have been going into Ogas. John was driving this year pulling our boat and we made it to the Lodge in about 2 hours 20 minutes.

I agree with Dog, when I retire, I do not want to have a job where I have to provide service to people. He is right, the outfitters work hard to keep their customers happy and after being in more than one job over the years that have been service oriented, just looking forward to becoming a hermit on a fishing boat.

I wonder "who" is selling this property? Same question from the other direction....who "owns" the property? Looks like they're trying to build a little village there...maybe to provide accommodations for the new mining company workers. Sheesh.... I sure hope not...

They only real way to know is email the realtor, buuuut it is fun to speculate...
My guess is it's someone who wants to make a lot of money.... (is cashing in the hard work of others like the loggers who made the road to that point extremely passable, dare I say by car)
My guess is someone smart enough to buy it a long, long time ago (or inherited it) and sat on it

There's a lot of shoreline on all the lakes that are "undeveloped" up there... I don't think it has anything to do with the mining or logging effort in the area... (could be completely wrong though.... )
I just think someone is cashing in their retirement plan.... think about it... 10 lots is roughly 500K lump sum after fees and that's not too shabby if you want to live in your own cabin on a lake somewhere....

The lots are part of a 2-300 lot parcel owned by a company called commonwealth based in Montreal. They have been actively logging the area for quite some time and still are. I giess they had no more use for the land or need the cash. Either way it was divided into lots and sold. With investments in new roads to access the lots. They could probably make more money selling lots then as on large parcel.
